Property and Cancellation Policies

Cancellation Policy

Please carefully read our cancellation policy.

If the guest cancels 30 days prior to arrival, the total amount of the reservation will be refunded minus a $100.00 cancellation fee.
If the guest cancels 15 days prior to arrival, 50% of the deposit will be refunded.
If the guest cancels within 15 days of arrival, no refunds.
If the guest arrives and decides to leave early, there will be no refund.
In case of a no-show, the total price of the reservation will be charged and is non-refundable.
There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest must send a cancellation request stating the reservation number via email to reservations@kmarvillas.com
All cancellations are confirmed via email immediately after the reservation has been canceled.

**Unfortunately, we cannot offer refunds within the cancellation periods as a result of airline delays, strikes, political unrest, weather conditions, travel advisories, or acts of God, including hurricanes or personal emergencies. We strongly recommend travel insurance in order to safeguard against such potential circumstances.

What are the Check-In and Check-out Times?

Check-in starts at 3:00pm, and check-out is at 11am. Early check-ins and late check-outs may be arranged upon request, depending on availability.

How does the Check-in and Check-out process work?

Check-in is at 3:00pm, check-out is at 11:00am. You will receive a code for the gate and front door prior to your arrival. We’re always happy to arrange a late check-out. Please ask us for availability.

Where are you located?

We are located on mile 15, Placencia Road. Just turn right at the restaurant “Jaguar Lanes Bowling” and follow the road to the end, you will see parking and our Kmar Villa sign.

Can we bring children and pets?

Yes, we are suitable for kids. Please let us know prior to arrival so we can prepare extra bedding. Unfortunately, we do not allow pets to ensure the cleanliness and comfort of all our guests.

My wife and I stayed at Kmar Villas for two nights at the tail end of our honeymoon, and we had an amazing experience. The property was beautiful, peaceful, and had such a warm, homey atmosphere that made it easy to relax and enjoy our time together.

Kenroy was incredibly hospitable and attentive throughout our stay. He truly went above and beyond to make sure we were comfortable and had everything we needed. He helped connect us with transportation resources, including golf cart rentals and taxi services, which made getting around so much easier.

What stood out most was how genuine and caring he was. You can tell he truly wants his guests to enjoy their stay and have a great experience. We’re very grateful for the hospitality and would absolutely recommend Kmar Villas to anyone visiting the area.

Our stay at Kmar Villas in Maya Beach was truly special, especially because we were celebrating our daughter’s birthday as a family. From the moment we arrived, the atmosphere felt peaceful and welcoming. It was exactly what we needed for a relaxing getaway together.

The villa itself was clean, modern, and very comfortable, with thoughtful touches that made it felt like a home away from home. Having our own private space made a big difference, especially traveling with family. The pool and outdoor area quickly became our favorite spot. We spent a lot of time just enjoying each other’s company and soaking in the quiet surroundings.

What stood out most was how private and serene everything felt. It gave us the perfect setting to celebrate without distractions. Even though it’s tucked away, it was still easy to get to the beach and nearby restaurants, which made planning meals and little outings simple.

Celebrating our daughter’s birthday there made the trip even more memorable. It felt intimate, safe, and relaxing.

Overall, Kmar Villas was a wonderful choice for our trip. If you’re looking for a quiet, comfortable place to unwind with family while still being close to everything, this is definitely a spot worth considering. We left with great memories and would happily return again.

Stayed at Kmar Villas while in Placencia on a video shoot, and it turned out to be exactly what we needed. We booked last minute looking for a quiet, comfortable place where my team and I could actually rest and this spot delivered.

The environment is peaceful, cozy, and perfect for recharging after long shoot days. Kenroy, the host, was super attentive and went out of his way to accommodate us, which made the whole experience even better.

PS: The jacuzzis are probably the best part of the stay.

Kmar Villas is truly the perfect escape! The ambiance is calm, cozy, and beautifully designed ; ideal for a nice couple’s getaway. The amenities are excellent, and the entire place is well taken care of. The pool was one of my favorite parts; the temperature was warm and relaxing, making every swim feel luxurious.
